August Jobs Report: Payrolls Bounce Back, But Property Management Stays Flat

162,000 jobs. That's how many nonfarm payrolls added in August, blowing past the 31,000 average monthly pace of the past year. It's the kind of number that makes headlines. But look past the topline, and the story for property management hiring is a lot more measured.

The Headline Numbers
The unemployment rate held steady at 4.1 percent in August, the U.S. Bureau of Labor Statistics reported. The number of unemployed people ticked up slightly to 7.0 million, though that measure changed little over the year.
Food services and drinking places led the charge, adding 59,000 jobs, nearly five times its typical monthly pace. Local government education added 42,000, mostly making up for July's dip. Manufacturing kept climbing too, up 16,000 and now 58,000 above its December 2025 low. The one industry moving the wrong direction was information, which shed 23,000 jobs as computing infrastructure, publishing, and broadcasting all pulled back.
Financial activities, the sector that houses real estate, showed little change over the month, according to BLS. That's the headline. The reality inside it tells a different story for our industry.
What This Means for Real Estate and Rental and Leasing
Real Estate and Rental and Leasing employment fell by 300 in August. It's a small dip, but paired with July's decline, it points to a sector still finding its footing while the broader economy accelerates around it.
That gap matters. When food service and manufacturing are hiring aggressively, competition for reliable, hardworking talent gets tighter across the board, even for roles outside those industries. Leasing consultants, maintenance techs, and make-ready staff have more options right now than they did a few months ago. Properties that aren't actively building a pipeline risk losing candidates to industries moving faster.
Reading Between the Lines
A few data points are worth watching closely. The number of people working part time for economic reasons dropped by 414,000 to 4.4 million, a meaningful sign that more people are finding the full-time hours they want. Average hourly earnings rose 10 cents to $37.75, a healthier bump than July's flat 2-cent gain. And June and July payroll figures were revised up by a combined 55,000 jobs, a welcome reversal after months of downward revisions.
Put together, this is a labor market with real momentum, just not evenly distributed. Property management and commercial real estate aren't seeing the same lift as food service or manufacturing, which means the properties that stand out to candidates will be the ones who move first.
"Momentum in the broader job market is good news, but it also raises the bar for how property teams compete for talent," said Kelly Brown, Co-CEO and President of BG Staffing.
