September is just around the corner, which means property teams are taking a fresh look at what needs to get done before fall officially arrives.


From preparing for seasonal shifts to keeping teams fully staffed, there’s no shortage of priorities competing for attention. So, we asked our LinkedIn audience a simple question.

Communication Takes the Top Spot


According to our poll, 43% of respondents chose communication as the one property challenge they’d most like to magically solve before September.


That’s a telling result for property teams. Clear, consistent communication is at the heart of a well-run property. Teams need to stay aligned with one another, property leadership needs visibility into what’s happening onsite, and residents and tenants need timely, accurate information they can trust. When everyone is working from the same information, it becomes easier to build trust, set expectations, and deliver a consistent experience.


As teams prepare for a new season, strengthening communication across every level of the property can help create better alignment internally while also improving the experience for the people who live and work there.


Staffing & Hiring Comes in Close Behind


36% of respondents selected staffing and hiring, and it’s easy to see why.


Property teams are constantly balancing schedules, resident needs, leasing goals, maintenance requests, inspections, turns, and everything else that comes with keeping a property running. When there aren’t enough people to handle the workload, even the strongest processes can start to strain.


And staffing challenges don’t just affect the people doing the hiring. Open positions can put additional pressure on existing team members, impact response times, create operational bottlenecks, and make it harder to deliver the resident experience your community expects.

Heading into fall with the right people in the right roles can make a meaningful difference.


Leasing & Occupancy


For 14% of respondents, the magic solution would be leasing and occupancy.


Fall can bring its own leasing considerations, making it a good time to assess where your community stands and where you want it to be heading into the final stretch of the year.


Are there units that need additional attention? Are your leasing teams equipped to follow up quickly? Are you identifying opportunities before they become vacancies?


Sometimes the best time to address a leasing challenge is before it becomes a bigger one.


Maintenance & Turn Times


Finally, 7% selected maintenance and turn times.


While this was the smallest response category in our poll, that doesn’t mean it’s a small challenge for the teams dealing with it every day.


Efficient turns can directly affect how quickly a unit gets back on the market, while responsive maintenance plays a major role in resident and tenant satisfaction. Even small delays can have a ripple effect across operations.


Fall preparation is a great opportunity to identify where maintenance workflows are slowing down and determine what can be streamlined before the season gets busy.


What Can We Take Away From the Results?


There may not be a magic wand for property management, but the poll results offer a helpful reminder: sometimes the biggest improvements start with addressing the challenges that have the greatest impact on the entire team. As September approaches, take a fresh look at your property’s priorities, identify where your team could use the most support, and focus on the changes that will set everyone up for a stronger fall.
